Customer stated that toilet in womens employee bathroom was not flushing properly. Inspected toilet and found nothing leaking, toilet is approximately 1 year old. Flushed toilet with more paper than would normally be used and toilet flushes properly, no warning signs of clogged trap. Informed customer of findings and flushed toilet with more paper than usual in front of customer. I informed customer that I did not think there was a issue with toilet. Video of testing toilet will be in history. Noticed brown staining in toilet and informed customer that staining is due to hardness. Customer stated they were not interested in a filtration system for commercial property. Explained the importance of filtering water and will leave customer with estimate for softener.

Remove and replace shower valve. (3 handle) Remove and replace 3 handle shower valve, with new Moen chateau valve. Install 2 new shut off valves. Install new shower head. Seal tub spout and surround. Sealed tile wall to tub. THIS ARE LEAKS , IF CONTINUES TO LEAK, A TILE PERSON WILL BE NEEDED. test for leaks and operation. Advised tenant to not use until morning to allow sealer to cure.

Removal of hot water line from water heater, running past leaking section of pipe and converting to pex. Around 20 feet . Customer had a pinhole leak on hot side of copper line. Gave customer options. Removed and replaced 25 feet of copper with pex. Hung pipe to rafters with 3/4 talons. Attached binding wire to existing copper from water heater. Turn water back on and test for leaks. Verify with customer 1 year parts and labor. Explained to customer the benefits of chemical remover carbon system and left estimate as well.

Customer requested AC tune up with membership. Existing equipment is York 2.5 ton Acoil and 80,000 btu 80% York furnace from 2006 and Rheem condenser from 2016. Thermostat is newer Wi-Fi compatible thermostat that is functioning properly. Inspected furnace in attic, found no dirt or debris in blower wheel and filter is in good condition. Furnace board has no burns or loose wiring connections. Opened Acoil cabinet and found large amount of rust and corrosion at seems for Acoil that have potential to cause a leak in coil. Condensate line is clear. Safety pan is in good condition, no safety switch for condensate. Foam washed outdoor condenser. Inspected contact switch and motor starter. Contact switch is buzzing and crackling which are early warning signs of failure, capacitor. is also older and corroded at terminals. Condenser fan motor pulls correct amp draw. System is slightly low on R22 refrigerant. Will inform customer of findings and supply estimates for recommended repairs.

Remove clogged drum trap, and replace with new p trap, install new waste and overflow. Connect to existing copper drain line, if pipe is in good condition once ceiling is opened. Snake line if needed after replacing drum trap. Line is currently clogged This estimate may change if the scope of work changes and the drain line needs repair further down the line. 2 man job
